NFPA 25 Testing Requirements and Frequency Chart: Weekly to Five-Year Items for Miami-Dade Buildings
Most building owners in Miami-Dade think of fire sprinkler compliance as a once-a-year event. The contractor comes out, hangs a tag on the riser, and the building is good until next year. That belief is the reason so many buildings fail the five-year items, skip the quarterly ones, and have no record of the weekly ones at all.
NFPA 25 testing requirements are not a single annual visit. They are a layered schedule with seven distinct intervals, each assigned to specific components, and the standard makes the owner responsible for all of them. The annual visit covers a large share of the list, but not all of it, and the items outside the annual cycle are where inspection reports and Miami-Dade permit reviews find the most problems.

Weekly and Monthly: The Items Your Own Staff Can and Should Handle
The shortest intervals in NFPA 25 are visual inspections that do not require a contractor. They exist to catch the failures that happen between professional visits.
Control valves. Every valve controlling water to a sprinkler system must be inspected weekly if it is not electronically supervised, or monthly if it is. The inspection confirms the valve is open, accessible, locked or supervised, and free of leaks. This single item addresses the leading cause of sprinkler failure in fires, which NFPA's 2024 research identifies as the system having been shut off.
Gauges. Wet pipe system gauges are inspected monthly to confirm normal pressure. Dry, preaction, and deluge system gauges are inspected weekly, because air pressure loss on those systems is the early warning of a leak.
Fire pumps. Diesel fire pumps run weekly under no-flow conditions. Electric pumps run monthly in most cases, with exceptions for certain configurations that require weekly runs. The run is logged with suction and discharge pressures.
Water storage tanks and dry pipe valve enclosures have their own weekly and monthly checks where present.

Quarterly: Alarm Devices and the Items That Prove the System Can Call for Help
The quarterly interval is where most buildings first fall behind, because it is too frequent for an annual contract and too technical for untrained staff.
Waterflow alarm devices, both mechanical water motor gongs and electronic switches, are tested quarterly to confirm they activate and transmit.
Valve supervisory (tamper) switches are tested to confirm a closed valve generates a signal.
Fire department connections are inspected quarterly for accessibility, caps, thread condition, and obstruction.
Alarm valves and dry pipe valve exteriors receive quarterly checks.
Under the 2026 edition, solenoid monitoring devices on preaction and deluge systems move to a quarterly test, according to NFSA's overview of the key updates.

Annual: The Full Inspection and Test Most Owners Recognize
The annual visit is the backbone of the schedule and the one Miami-Dade inspectors expect to see tagged on the riser.
Sprinklers are inspected from the floor. Technicians check for damage, corrosion, paint, loading, wrong orientation, and obstruction to spray pattern, including the clearance below deflectors that storage violates constantly.
Piping, hangers, and supports are inspected from the floor for damage, leaks, and missing hangers.
Main drain tests are performed at each system riser to detect changes in water supply. A drop in residual pressure compared to the prior year points to a closed or partially closed supply valve or an obstruction upstream.
Control valves are exercised through their full range and returned to the open position.
Fire pumps receive an annual flow test at rated capacity to confirm they still meet the pump curve.
Dry pipe and preaction valves receive trip tests, and antifreeze systems have their solution tested.
Backflow preventers receive a forward flow test annually.

Five-Year and Longer: The Items That Get Missed and Cost the Most
Long-interval items are missed because they fall outside anyone's annual budget cycle and because a building that changes contractors loses track of when they were last done.
Internal pipe assessment (every five years). The interior of the piping is examined at specific points to check for corrosion, scale, sediment, and organic growth. If foreign material is found, a full obstruction investigation follows. The National Fire Sprinkler Association notes that this requirement has been in NFPA 25 since its first edition in 1992, yet it remains among the most commonly skipped items.
Gauges (every five years). Gauges are either replaced or tested against a calibrated gauge.
Backflow preventer full performance test (every five years).
Standpipe hydrostatic test (every five years) where standpipes are present, including most South Florida high-rises.
Sprinkler head sample testing. Standard-response sprinklers reach their first sample test at 50 years. Fast-response sprinklers reach it at 25 years under the 2023 edition. Sprinklers in harsh environments are tested at 5 years, and dry sprinklers at 10 years. If a sample fails, every sprinkler in the represented area must be replaced. Under the 2026 edition, sprinklers in dwelling units reaching 50 years must be replaced with fast-response heads or sample-tested, a change that will affect older residential towers in Miami Beach, Bal Harbour, and Coral Gables once Florida adopts it.
Fire pump internal inspection and water tank interior inspection run on three-to-five-year cycles depending on tank construction.

Which Edition Governs and Who Is Responsible
The 2026 edition of NFPA 25 has been published, but Florida enforces the edition referenced by the Florida Fire Prevention Code, 8th Edition (2023), which adopts the 2021 editions of NFPA 1 and NFPA 101. Those reference the 2020 edition of NFPA 25. Following a newer edition is rarely wrong, but the adopted edition is the one the AHJ can cite. The 9th Edition of the Florida code is in development and will move the reference forward.
Responsibility does not move with the edition. NFPA 25 Chapter 4 makes the property owner or designated representative responsible for ensuring every interval is met and documented. Under Florida Statute 633.124, a fire code violation is a second-degree misdemeanor, and Miami-Dade's annual permit process is where the schedule gets checked.
How to Stay Ahead of NFPA 25 Frequencies in Your Building
First, build a multi-year compliance calendar from your last inspection report. Every item should have a last-completed date and a next-due date. If the report does not show five-year items, assume they are overdue.
Second, assign the weekly and monthly items to a named person on site and have them log results in a format the contractor can review at the annual visit.
Third, contract for quarterly visits if your staff cannot test alarm devices. A continuous quarterly record is far easier to defend than an annual visit with gaps between.
